Don't do it. Staying on a campsite is better than this. Also they will keep asking you for money. My contract ended a year ago and now they want 400€ for some service fee settlement. Something that is probably illegal but international students often do not have the knowledge or time to deal with that. The only reason why anyone should stay at xior is if the alternative is sleeping on the street, which is quite likely in Utrecht unfortunately due to lack of housing. Xior is so bad that I felt the need to write the first Google review I have ever written to make people aware of this.

THE WORST!! Paper thin walls, outrageous prices and even crazier “service charges” that they charge not only during your rental period, but also over a year after ending! PLEASE listen to all the bad reviews and stay far, far away! I even had another xior review up, but they deleted that page, not at all suspicious…

I know it's hard to find housing in Utrecht, but don't make the mistake and move to Xior (by the way there were even more negative ratings here before but they somehow got deleted). It is very dirty and loud, and you will rarely get a good night's sleep. I feel like even living in a hostel is better than living at Xior. They also keep charging you extra service fees. My rent contract ended two years ago and Xior still sends me random invoices with service fees that I am supposed to pay. The same happened to my friends that lived there. Do yourself a favour and do not move there.

If you can ignore the smell of rotting flesh, food debris and mold everywhere, and the theft of food and packages... THEN THIS IS THE PLACE FOR YOU!!! At only 580€ a month, for thin walls and a broken sewage system, you too can lose your will to live! Join XIOR now!!!

Come down and see for yourself. Enjoy sight of beer bottles and rubbish in every kitchen the loudness of your flat mates and the fear or the rats running around. This place really keeps you up on your toes and you can never expect what happens the next day.

I wish I could stay here forever. Love you XIOR.

Terrible. Noisy, dirty, overpriced, staff doesn't care... If you appreciate a good night's sleep, do yourself a favour and stay away from this place. Even a hostel is cosier and quieter than this. You won't be able to study.
MOST IMPORTANTLY, if you want to terminate your contract prematurely, it is possible, but they will tell you otherwise. The contract they have you sign says that there is a minimum rental period of (almost) 1 year. This clause goes against the Dutch civil code: based on art. 7:271 sub 1 BW, you have the right to terminate a fixed-period rental contract given a one-payment-period notice (art. 7:721 sub 5 BW), in this case, a one-month notice. It is necessary that you send them your termination letter physically and registered (art. 7:271 sub 3 BW).
Additionally, they may try to charge you some extra €125 in the concept of administration costs for terminating the contract prematurely. This is unreasonable since early termination is contemplated by the law and is part of their regular obligations. The only administration
costs mentioned in the contract are the initial €75 and they cannot impose new administration costs out of the blue. If you have paid additional administration costs, it is possible for you to request a refund, also via a registered physical letter. You can legally request this within 5 years.
It is shameful the way XIOR takes advantage of the difficult housing situation in Utrecht. For the price you pay there you are far better off in Canvas, The Fizz, Holland2Stay, Camelot... especially if you're eligible for 'huurtoeslag'.

If you get a room there you should hope if you will have nice neighbors. The walls are papir thin, if you lean on it it bands. Peopel gonna steal your food or stuff from the kitchen. The kitch will be durty cus the dumm teens dont know how to wash dishes. If your room is close to the kitchen, at night you will not sleep. The parties there are discusting. Cigarets and trash everywhere. More of a party house than home.

Best place to live as a freshman and not only. Excellent Rooms and amenities. Perfectly cleaned and secured. I wish my son could stay longer. ????????

Live in the studio in Rotsoord for a year because it has cooperation with Utrecht University. I paid 1000 euro deposit before check in but they refused to refund after I checked out this year.
