I just wanted to express my gratitude for the exceptional service provided at this student housing building. The staff have been consistently friendly, approachable, and helpful, and it's clear that they truly care about the well-being of the residents. Living here has been an absolute pleasure, and I'm grateful to have had the opportunity to call this place home. Thank you for all that you do!

After reading the comments, I was hesitating whether I should stay at Xior or not, I was mostly concerned about the deposit. Even though the return of the deposit took 11 weeks to arrive, they handled it professionally and answered my e-mails within a day.
The room when I arrived was pretty dirty, but they cleaned it immediately. The receptionists - as mentioned in other comments as well - are not the nicest, but are willing to help if you are kind to them.
Try to avoid ordering packages, they get lost 80% of the time and staff members do not do anything to get them back. They most probably get stolen by others within the building.
Nice gym, campus is close by, good washing facilities, nice rooms.
Considering the housing situation in Groningen, I recommend staying at Xior, overall it met my expectations as I had a great time there.

Less then one star. After two years of leaving they contact me to pay for a bill which I definitely payed. Poor organisation. It is not trustful. Don’t try even if you are desperate searching.

They offer a nice view for the north-side appartments and the building is also close to the Zernike campus which comes in handy (conversely this means that biking to the centre takes u003e15 minutes).

However, the administration is a total chaos. First there's this fire alarm issue they haven't managed to fix in months, where the fire alarm goes off up to a couple of times a day (including night time, totally love it).

Then, doing your laundry is pure torture, with only 5 washing machines for a couple hundreds of residents.

Lastly, keep in mind that most furniture comes glued to the walls, meaning that one won't be able to, say, relocate the bed or the drawer.

Also, it's wise to avoid the higher floors, given that the lift isn't the best, but also the lower, due to regular ground-level noise.

EDIT: I forgot to mention they've also had terrible internet issues ever since I've moved here 4 months ago, with no signs of improvement to the moment of writing. Instead they keep passing the blame to their internet provider (Ask4WiFi), which in turn passes the blame further to their 3rd party providers. In essence, the internet goes down quite often, which is unbearable in times like these, when school stuff is entirely online. Thus, an unlimited data plan is recommended before moving in, since keeping a hotspot on 24/7 as I do can get pretty expensive.

EDIT #2: Also, Nido does not provide physical keys to the flats. Instead, one needs to download this app on their mobile in order to unlock the door. This causes frustration, since the app is sometimes buggy (and the door won't open), but it also means that the room is not longer accessible once the batery runs out. According to Nido, this wouldn't be a problem, since one could always go down to the allegedly 24/7 reception in the event of such scenario. However, that is not true, since the reception closes in the evening. To make matters worse, although they have been offering some keys in exceptional situations (e.g. phone not working) and only after a great amount of insistence, at the moment of writing they are threatening to recall all of these by the end of September, which I personally find unacceptable.

Short-term studios are worth the money. Everything is clean and relatively new. Great common areas too. Only downside: the people at reception are the rudest people ever, very unfriendly and not willing to help.

The apartments were nice and clean but that’s I about the only good thing about my stay at Xior.
You don’t receive a key but instead key fobs that you scan to get into your apartment. During the first weekend I stayed there the key fob stopped working and since it was a Sunday there was no one in the reception desk to help me. I therefor had to call their emergency number, I was told over the phone that they would send someone out right away to help me. After waiting for over an hour I called again and was then informed that they had not been able to reach anyone who could come out and help me yet, so I would have to wait a bit longer. Finally after 4 hours, someone showed up, however he asked for proof that it was my apartment that I was trying to go into as well as my ID. Of course I understand that they want to check this before they let you in but it was something that could have been mentioned during the phone call earlier so that I could have already prepared this before he arrived so the process of me getting in to may apartment didn’t have to be delayed further. On Monday morning I went to the reception to tell them about the problem with my key fob and I was informed that they during my check-in had accidentally set it so that I would only have access to my apartment for 3 days instead of for my full stay. This was incredibly irresponsible and could have been easily avoided.

Furthermore, what angers me the most is that I moved out in February and have still not received my deposit back. I have had contact with Xior via email about this issue, first I got the response that I could expect the deposit to be back in my account by the end of the day. Of course that was not the case so I sent another email where I yet again asked when I could expect to receive my deposit back and also asked for a bank statement that showed that the deposit has been sent. I then got the response that they could not send me a bank statement since their financial controller is on holiday and he already sent it to the main office. I was however assured that he would contact me asap. I am still waiting for my deposit and to be contacted by the financial controller but I doubt that will happen unless I take legal action. This way of treating students that already don’t have a large income is horrible and unacceptable.

welllllll at first i thought people were exaggerating about not getting their deposit back, but nope. I moved out during the summer and it is mid-november and i still haven’t gotten my deposit back. mind you, i have called and begged them, first they used the excuse that i would get the money back come october but it’s (again) mid-november and i have not gotten it back. i emailed them and have not yet gotten any kind of reply. i know how dire the housing situation is in Groningen, but honestly this kind of stress isn’t worth it.

Be careful, they charge a lot of money for 'weird' / unfair stuff and they won't tell you about it, or well they do.... but more than two years later. Friend of mine had to pay 800 euro extra and they told him that after 2 years. Also packages get lost the entire time, you dont have your own mailbox, you have to share it with others. So you better hope that other residents wont throw away your letters. Besides that, terrible communication trough email. Firealarm goes of way often, nobody takes it serious anymore. And getting your deposit back is really difficult and takes forever. So glad im leaving this summer.
